Albany leaders to discuss plan for vacant brewery property

Albany city leaders are facing utility bills approaching $7,000 per month for a building that produces nothing. This ongoing expense follows the city’s $820,000 purchase of the former Pretoria Fields Brewing property at 120 Pine Ave in December 2025.

The city acquired the property following foreclosure and legal and financial complications involving the previous owners. While the Downtown Development Authority was tasked with managing the site, officials have struggled to secure a tenant for the former entertainment destination.

Failed Operator Agreements

Efforts to revive the site as a commercial hub have repeatedly fallen through. On March 24, 2026, city commissioners approved a plan for Socius Beer Collective to manage the brewery section of the building, with the potential for other food and entertainment vendors to join the development.

However, Socius withdrew from the project on June 3, 2026. The company cited uncertainty regarding how the overall development would operate and who the other tenants would be.

Operational Hurdles

City officials have expressed concerns that the property’s existing large-scale brewing equipment and high operating costs make a standalone brewery impractical. By mid-March 2026, city staff recommended shifting away from a single-purpose brewery in favor of a multi-use entertainment destination.

Following the departure of Socius, City Manager Terrell Jacobs stated that the city intended to seek consulting assistance to determine the most effective use for the property and reopen the bidding process.

Future Strategy

City officials are scheduled to meet Wednesday morning, Oct. 28, to discuss a new potential plan for the vacant building. The meeting will determine if the city will continue to seek a brewery operator, pursue different commercial uses, or implement a new strategy to attract private investment.
