Applebee’s to Close Garden City Location by End of January

CBRE Vice President Mark Schlag said that he is “very bullish on being able to procure something new here pretty quick.”

The Applebee’s restaurant located off Glenwood Street and State Street in Garden City, next to the Walmart, will close its doors by the end of January, BoiseDev reported.

In 2024, Applebee’s found itself in a legal tangle with the City of Garden City over unclean grease traps that led to clogged sewer lines, as BoiseDev reported at the time.

A High-Traffic Site Seeks a New Tenant

The property owner is now looking for a new business to take the restaurant’s place. The 5,684-square-foot building sits on a half-acre lot, and while the site could potentially be sold outright, a lease remains the preferred option, Schlag said. Marketing materials for the location emphasize that over 40,000 vehicles pass by each day, a volume that makes the corner prime real estate for any retailer hoping to capture traffic from the neighboring Walmart.

Specific lease terms remain “deal dependent” and will be negotiated on an individual basis with prospective tenants.

Four Applebee’s Remain Across the Treasure Valley

With the Garden City location shuttering, four Applebee’s restaurants will remain open in the Treasure Valley: two in Boise, one in Meridian, and one in Nampa. For local residents who used the Glenwood Street spot as their neighborhood Applebee’s, the nearest option will now require a drive to one of those remaining locations.

The closure leaves just four Applebee’s serving Idaho’s most populous region, a footprint that has thinned considerably as the chain consolidates its presence across the valley.
