Firefighters extinguished a ceiling fire caused by an air-conditioning unit at the Botany Town Centre shopping mall in East Auckland.

Fire and Emergency New Zealand received notification of the incident at 9.28am. Crews rushed to the scene from multiple neighboring stations, including Otahuhu, Otara, Papatoetoe, Howick, Ellerslie, Parnell, Onehunga, and Manurewa.

Shoppers and staff inside the three-storey building realized trouble was brewing as smoke began to spread. Witnesses described seeing dark, thick smoke rising from above the food court area and billowing into the surrounding sky, visible across a wide area of the city.

The smoke quickly intensified. Another observer noted, At first, the smoke wasn’t too bad but it soon became very thick and black, which is when we realised it was actually pretty bad. Staff at the Botany Downs Hoyts cinema raised the initial alarm after detecting smoke within the upper levels of the structure.

Emergency Response Tactics and Air-Conditioning Root Cause

Fire and Emergency New Zealand confirmed that the blaze started in an air-conditioning unit on the roof of the cinema theatre building. FENZ officials explained that The fire is in the ceiling of the three-storey building, while noting that Smoke was reported in the movie theatre in the building, as crews coordinated an aggressive response both inside and outside the facility.

Firefighters deployed an aerial appliance to tackle the flames from above, directing water jets at the upper structures while ground teams pushed into the interior to hunt down lingering hotspots. Police officers arrived around 10am to assist fire crews with traffic management and crowd control, directing approximately one hundred people who had gathered outside the mall to move back to a safe distance.

Evacuations and Standby Medical Units

Botany Town Centre stands as one of Auckland’s largest retail hubs, housing more than 200 stores and businesses that draw heavy daily traffic from East Auckland. The sudden emergency forced an immediate evacuation of shoppers and staff, who gathered in the surrounding parking areas and accessways.

Hato Hone St John dispatched a rapid response unit and a manager to stand by at the scene, though medical personnel ultimately were not required for any injuries.

A reporter at the location noted that the shopping center faced a second evacuation shortly after 1pm, though shoppers were permitted to return once safety checks concluded. An investigation into the exact cause of the rooftop equipment failure remains underway.

Traffic Disruptions and Containment Timeline

With emergency vehicles massed around the retail hub, authorities issued warnings for motorists traveling through East Auckland. Road closures and traffic diversions remained in place through the afternoon, affecting normal commuter patterns around the expansive complex.

Fire crews successfully brought the large blaze under control before extinguishing it shortly before midday, after which teams shifted their focus to monitoring and cooling down structural hotspots.
