Sagard Real Estate (SRE) announced the acquisition of a fully leased industrial outdoor storage (IOS) property located at 6691 Clark Avenue in Newark, California. The purchase was made through a joint venture between SRE, a subsidiary of the alternative asset management firm Sagard, and the global investment group La Caisse, formerly known as CDPQ.
This transaction represents the second IOS investment in the San Francisco Bay Area for the joint venture. According to the announcement, the partnership aims to invest in U.S. seaport markets characterized by strong tenant demand due to their proximity to trade infrastructure, population centers, and major ports.
Secured East Bay Site Suits Industrial and Distribution Use
The 2.84-acre site is paved, lit, and fully secured. It features an industrial building of approximately 22,100 square feet with 22-foot clear heights. SRE noted that the configuration is suited for equipment rental and sales, light distribution, contractor yard/materials storage, and other mission-critical IOS applications.
Situated in the infill East Bay submarket, the property offers the following regional connectivity:
- Approximately 1.7 miles from I-880.
- 3.6 miles from SR-84 and the Dumbarton Bridge.
- 20-25 miles from the Port of Oakland and Oakland International Airport.
Investment Strategy
Tom Stover, Managing Director of Acquisitions at Sagard Real Estate, stated that the investment’s appeal is centered on Newark’s access to the transportation network of the East Bay, combining connectivity with a functional site in an infill market where supply is constrained.
The acquisition is part of a broader plan by the Sagard Real Estate–La Caisse joint venture to expand its portfolio within the region and increase its presence in coastal markets that have high barriers to entry. Stover added that the firm’s ongoing focus for additional Bay Area IOS acquisitions remains on established infill locations with outdoor space and access to regional transportation infrastructure.
