The Advance Group has leased 93,728 square feet of industrial space at Port South in Carteret, consolidating its northern New Jersey footprint from three separate locations into a single distribution hub, Real Estate New Jersey reported.
The commercial moving and logistics firm is shifting operations out of facilities in Newark and Harrison to occupy the newly developed warehouse at 700 Federal Blvd. The property sits within a two-building industrial park developed by Link Logistics.
Leasing Strategy and Location Advantages
Avison Young represented the tenant in the transaction, fielding a team that included Executive Director Oliver Petrovic and principals Ed English Jr. and Ron Ganter. The brokerage evaluated multiple site configurations and operating models across northern New Jersey before settling on the Carteret location. CBRE Executive Vice President Brian Golden represented the landlord, Link Logistics.
“The Advance Group needed a facility that could support growth and streamline operations across northern New Jersey. Our team searched the market from Exit 8A to the Meadowlands, evaluated numerous options and analyzed operational, logistical and financial factors to identify the best solution. We created competitive leverage throughout negotiations and secured a facility that supports the company’s long-term business objectives,” English said in the release.
The newly leased property is part of Port South, a Class A distribution facility totaling 289,144 square feet. Building specifications include 36-foot clear ceiling heights, multiple loading docks, modern logistics capabilities, and parking accommodations. The site provides direct access to Route 9, the New Jersey Turnpike, Newark Liberty International Airport, and the Port Newark-Elizabeth marine terminals.
“Avison Young’s due diligence across all of New Jersey helped us to make an informed real estate decision that streamlined our operations, which will help us to further support our customers,” KJ Kennedy, chief operating officer of The Advance Group, said in the release.
